If your planning application has been refused you should consider our 'No win no fee' planning appeal system. We can act as your agent and submit a free appeal to your local authority.

If your building work is straight forward and you are happy that you or your builder has a reasonably good understanding of your project and the building regulations, then you can use a building notice form of application. Most home extensions can be carried out on a Building Notice. A new house, simple loft conversion or detached residential annex can also use this simplified notification process.
With a building notice, expensive, detailed drawings are not formally required for approval, although some details such as structural calculations may be required. You may start work 48 hours after the Local Authority have received your application.
As part of our service we will obtain and check your land registry deeds for any drainage easements, preventative or onerous neighbour issues and provide you with a full copy. We will complete all documentation with your local authority and provide any additional information such as structural calculations for any wall(s) removal (fees apply).
There are a few scenarios where you cannot start work on a building notice:
A 'building notice' is valid for three years from the date the notice was given.
You can apply for a building completion certificate at the end of the project.
Average building notice fees in the UK generally range from roughly
£300 to over £1,000+ VAT, heavily dependent on the project type and local authority.
Common domestic projects like garage conversions often cost £500-£600, while smaller structural alterations (e.g., removing a wall) may cost £200-£400.
These fees cover all of the Building Inspectors visits and the administration of the application
All such fees will be paid directly to the local authority following confirmation and upon receipt of your information.
